Key Things You Need to Know when Planning to Build

When you’re considering moving an RTM home onto your lot, there are a few things you, your trades, and your bank will need to know. This includes:

  1. The bylaws and zoning that apply to your land, and the size of the lot to ensure it’s suitable for an RTM home
  2. Do you have hookups to sewer, water, and hydro or gas or will you need to get these items installed?
  3. Speak to your banker to find out what they need in order to provide you with a mortgage approval.

What you’ll notice right at the start is that the bank only will want to give you approval after you have quotes from all parties, and all your contractors can only quote out a project once they have the plans. This is why we provide you with preliminary drawings and a bid sheet that you can take to all the contractors needed.

This is where the dreaming begins. Most of our clients live from 1-6 hours away from our location. So it’s important to us that we get to know you and your style so we can make recommendations that you’ll love! From the home builders’ questionnaire, we’ll be able to provide recommendations based on the size of your family and your wish list. You can either send us ideas of plans that you like, or we can create something custom. With our years of experience and hundreds of home builds under our belts, we’ll provide you with practical recommendations that you’ll really appreciate when it comes to living in your home.

Lot Inspection

Unlike other RTM home builders, we would love to come out to inspect your land! We review access points to ensure easy deliverability, and provide recommendations on the location of the driveway.

See Your Home in 3D - The Final Blueprint

Having a hard time envisioning how your home will really look? We can bring your 2D house plan into 3D so you can fully visualize your home! See just how much space there is between the kitchen island and the counter, or how much room is left in the master bedroom after you’ve added a king-size bed. We don’t want you to have any concerns before the actual build starts.

Construction & Customization - What’s Available and What to Expect

Now it’s time to turn your blueprints into reality. There are a few things that happen at this stage.

Choose your Finishes - Design meets Functionality

​Flooring, cabinetry, lighting, tile, we have a trusted network of suppliers to help you choose finishes that not only look good, but will last for years to come. We will send you options to choose from and make recommendations to ensure your home is functional for you. This includes finishes like waterproof flooring, durable countertops that won’t scratch, and energy-efficient windows.

Coordinating with Contractors - What’s Needed On-Site

While we’re taking care of the build of your RTM home, there is on-sight work needed to prepare for us to move the home onto your lot. We provide you with a scope of work document so you know which contractors you need to connect with. As we’ve been in the market for a while, we can also provide recommendations of local contractors in your area. This includes:

  • Permits
  • Lot layout
  • Excavation, foundation, & backfill
  • Plumbing (below joist level)
  • Heating, Ventilating, & Cooling (HVAC) (below joist level)
  • Electrical (below joist level)
  • Basement stairs

Construction - How we Keep You Involved

Our team manages our tradespeople, coordinates with inspectors, and takes care of everything from start to finish, all while keeping you informed. During the design stage, we create a group chat with you and your partner so we can easily communicate, share ideas, send pictures, and have video calls. Throughout the build, we send pictures and video walk-throughs so you can see how your home is progressing.

How we Safely Deliver Your New RTM Home

This is probably the most nerve-wracking stage for homeowners that are thinking of buying an RTM home. After countless successful deliveries, let us put your mind at ease so you can just think about planning the housewarming! 

We only use our trusted home movers to get your home safely from our lot to yours. Our movers are fully insured during the transport and our homes come with a one-year workmanship warranty and structural warranties. So you can have the confidence to know you’re covered and your home is solid.

What to Expect After Your Home’s Delivered

Upon delivery, we make arrangements to meet with you to give your home a final walkthrough and inspection. During the move, there may be some minor hairline cracks in the drywall. We schedule to fix this after the move using a trusted local contractor.
